Painting maintenance

If you are new to glossary items, the following may be useful:

  • Read me first. A general document that defines the headings and layouts for these glossary documents.
  • Discovery List. A list of every glossary item on the Strytex portal. A useful discovery list.

Description

OK so ‘painting” is pretty easily understood, so why even list this as a glossary document?

We include it because it is so often forgotten. When was the last time your organisation painted the internal office space? When was the last time your organisation painted the outside of the building?

Why paint at all? “Painting your commercial property doesn’t only add value to the property, but it keeps current customers interesting in visiting your store or rental property and can definitely attract new clientele.”

We haven’t heard of them being referred to as anything else yet.

Variants
Internal painting

Internal painting covers the regular repainting of the internal of the building and may take place every year or every few years. If annually, probably only where required rather than repainting the whole office every year.

External Painting

External painting covers the external facade of the property and is generally more extensive, has a higher WHS risk etc.  This may only take place every 10 years.

Renewal Frequency

It depends entirely on your internal maintenance schedule. Some suggestions are

  • touch up the paint every year and full internal repaint every 2 years
  • repaint internally at the end of every lease over 5 years
  • repaint the outside every 3-5 years if the property in a lot of harsh direct sunlight, e.g Florida USA
  • repaint the outside at least every 10 years.

Relevant Acts, Regulations and Standards

It’s pretty unlikely that there would be an Act of Parliament, regulation or Standard, however, there may be benchmark industry practice recommendations.
